Saunders Boston Architects (SBA) were appointed by Newcore Capital Management LLP to prepare a range of possible development options for a commercial site in Great Shelford to aid the client to undertake a long term financial appraisal of the site.
The site presently houses a range of businesses; predominantly office based, but also includes a fuel depot to the southern portion of the site. Working in conjunction with Cushman & Wakefield, a specialist commercial real estate agent, SBA developed initial proposals for a purely Residential development, an Independent Living Scheme, and a hybrid scheme including general needs housing and a registered Care Home.
Upon conclusion of the financial appraisal the appointment of SBA was extended to develop the design for a circa 70 bed Registered Care Home on the site, which retained the existing office accommodation to the northern section of the site. The detailed design of the new Care Home has been carefully developed alongside the ground remediation strategy for the site, under taken by SLR Consulting, to ensure that redundant structures and services are safely removed and the site is regraded in an appropriate manner to facilitate its future use.
The new Care Home has been sensitively designed in a traditional manner to reflect the palette, detailing and form of the historic village of Great Shelford.
Massing and siting have been designed to create secure and private spaces for the residents whilst also providing natural screening from the neighbouring railway line.
Accommodation is provided over 3 floors with a Residents Lounge, Residents Dining, Nurse Station, and Assisted Spa Suites provided on each floor. Additional resident facilities such as a Hair Salon, Multi-Function Room, Therapy Room and Café have also been provided on the ground floor.
Bedrooms are all designed with private wheelchair accessible ensuite shower/wet rooms and generous bedrooms to allow sufficient space for both residents and visitors.
